It depends on the site. Many of them are not buyers at all. They are lead sellers that collect your details and sell them to several investors, which is why your phone starts ringing. Ask four things. Will you put the offer in writing with the math behind it? Which title or escrow company will close it, and can I call them? Can you show proof of funds? Are you buying it yourself or assigning the contract? A real buyer answers all four without flinching.
